Umag – is a picturesque small Mediterranean town - harbour, the Croatian gate to Europe, the first
tourist destination you come across on arrival to the northern part of the Adriatic coast
Umag has excellent road and air connections with all large towns in the world(at only 50 Nm from
the famous Venice!). It is located in an attractive bay with one of the most prestigious ACI marinas
awarded with the Blue Flag. Beside the marina, this internationally recognized an eco-label given
to beaches and marinas whit high environmental standards as well as good sanitary and safety
facilities flutters on 10 more beaches in Umag. The crystal clear sea is suitable for bathing from
May to October.
Its natural beauties, the history and tradition of the old town of Umag and of the surrounding
Istrian area, a warm Mediterranean climate with an abundance of sunshine during most months of
the year and high quality hotels, campsites, apartments and bungalows make Umag an ideal
vacation place for the whole family
The attractiveness of the destination is enhanced by a versatile all-year wellness and sports offer,
highly appreciated local cuisine, wine and olive oil roads. Umag is widely known site of the
international ATP tennis tournament, which has been successfully organized since 1990. Play a
round at our first 18-hole Championship Golf Course in Croatia
The history of Umag exceptionally interesting: In ancient times it was discovered by Roman
aristocracy who adopted it for their summer residence. The splendour, luxury and glamour of
those times is reflected today in Venetian houses many of which can be find in the old town core
of Umag.
The town has preserved parts of the town walls and defence towers, Renaissance and Baroque
houses and churches, the most famous among them being the parish church of the Assumption of
Virgin Mary and the church of St.Pelegrine

The usual division of Istria is to Blue Istria and Green Istria
Coast Istria - Blue Istria has many hotels and apartments categorized from 1 to 5 stars, with a
wide range of sports, recreation, catering and entertainment contents
In the inner part of Istria is the Green Istria where objects are built in typical Istrian style,often called
Istrian taverns, mostly in solitude. In addition to the traditional culinary, enological and accommodation
experience these places offer an authentic rural ambience, and offer a variety of recreational facilities
that are only possible in rural areas
Istrian hotels with their equipment and facilities meet all necessary criteria for the maintenance
of all types of conferences and other business meetings, and the growing phenomenon of congress

DESCRIPTION OF THE PROJECT
Project Name: TERRA ISTRIANA UMAG
• Location: In the far north of the Istrian peninsula, the southern part of the city of Umag, in
the location of the demolished cement factory in Umag, 3 km from the city center
• Planned construction in a separate field of tourism in the tourism development area
KRAVLJI RT-T2-called TERRA ISTRIANA, building coverage of 15.10 ha for 2270 beds in
l.r.3416, 3417, 3418 / 1 and 2 T.C. Umag and Marina Umag- KRAVLJI RT for 200 berths
• The planned intervention based on valid spatial planning documents: Regional Plan of
Istria ("Official Gazette" No. Istria. 2 / 02 and 1 / 05) and the Spatial Plan of the City of
Umag (Official Gazette of the City of Umag 3 /04 9 /04 correction), and its alignment with
the Regulation on organization and protection of the coastal area (Official Gazette of the
City of Umag 6 / 06) and amendments of the Regional Plan-the decision of 21/07/2008.
and the final decision of the City Council of 15/07/2010 for the implementation of the
Urban Development Plan "Terra Istriana Official Gazzete of the City of Umag no. 07/10.
• Projected rural tourist resort with villas, which will cover about 15 hectares and others 100
hectares with accompanying amenities: beaches, boutiques, a variety of centers with its
offer in the modern tourism and the marina with 200 berths which will be able to accept the
largest mega yachts
• Guests will not only enjoy the healthy food, but will be able to participate in fishing,
preparing fish, the olive harvest and similar, and in addition visit the existing wildlife park
full of deer, roe deer, mouflon, sheep, goats and donkeys

INFRASTRUCTURE
 Terra Istriana is equipped with complete infrastructure
 According to valid building permit the demolishing of all the buildings that
were the purpose of the current TCU has been done and all the remaining
infrastructure is already invoiced and with paid municipal contribution to the
ruined building bulk area of 217 759 m3
 TRAFFIC
 The existing transport network within the area of Terra Istriana fully meets
the needs of the degree of road infrastructure, and today in terms
of quality meets the traffic needs that takes place there
 The existing transport network is based on unclassified roads that connect
to a countyroad 5002 RH-border Umag-Novigrad -Porec (Ž5002) and at a
distance of 27 km connects to the existing highway (A1-SLO and then A4ITA)

WATER SUPPLY
In the wider area of coverage the water supply network of Ø100 mm is
already build and supplied from the Istrian Waterworks (Istarski vodovod d.d.)

DRAINAGE
In the area beyond the locationa fecal collector Ø 150 was built that is
connected to the existing drainage infrastructure of the city of Umag
 ELECTRIC POWER
The broader area of coverage is powered with electricity from the substation TS
10 (20) kV FINIDA – with a total power consumption of 7.857 kW which is twice
more then needed
 TELECOMMUNICATION NETWORK
The broader area of coverage is equipped with fixed and mobile
telecommunication network
 GAS SUPPLY
There is no gas supply network, but there is a possibility of gasification to the
existing gas pipeline Pula-Umag gas station Sv. Vid
CONCESSIONS

Concession requirements to the existing construction and partly initiated construction
of port infrastructure in the area of the existing wharf of 8.356 m2, 220.00 m in length
from 6.50 to 4.50 m draft and in line with the spatial plan and the intended
construction of the port for nautical tourism LN of 200 berths, embanked area is of
approximately 28.000 m2
We own a valid mining concession for the mining quarry Kravlji Rt of an area of 775.
984 m2 where the carried out repair resulted in deepening the sea level at an
average depth of 4.00 m where the lake emerged, size of 227.000 m2 ,and planted
stands of 5250 olive trees entered in the Register of agricultural. The Regional Plan
provides for the conversion to tourist area Terra istriana as recreational green surface
of water and agricultural goods TRP. The same area is rich and with a diverse animal
fauna such as deer, roe deer, mouflon sheep and cattle and goats
At the westernmost part of the Istrian peninsula(LAT45°30’N-LON 13°31’E) in the Bay
of Piran we are in the possession of the acquired rights of exploitation of existing
mines of total area of 840.400 m2, which is partially repaired with reforestation (25
Ha). This part of the spatial plan envisages sports recreational zone R1- golf court

TERRA ISTRIANA is located on a total construction area of 15.10 hectares owned by
TCU and the concession rights along the coast
It is an integrated tourism project of third generation of complete and sophisticated
experience with a wide range of activities specifically associated with a feeling of
comfort, relaxation and cultural activities. The main features by
which this complex will be different from others is the lake, as well
as its unique characteristics, and agriculture as an integral part of the complex. It will
consist of the Adriatic inspired architecture and a strong connection with
the lake and sandy beaches
Construction of the resort with 2270 beds inspired by the architecture of the Istrian
village in rural form with the necessary facilities to satisfy needs of modern tourism
At the concession area along the existing wharf the construction of the marina is
planned with 200 berths with a possibility of electrical and water supply for the
largest mega yachts
The strategic geographical location of sorrounding area of 1000 km to where
a population of over 200 million inhabitants gravitates
